How is my roof cleaned?
There are 2 main ways of cleaning roofs. You can either low pressure wash the roof or you can scrape the roof. We favour the scrape and soft wash option because it is more gentle, especially on older fragile roofs. Pressure washing a roof gives more instant results but it is not without its risks, soft washing involves scraping off the moss and then applying a biocide, which takes time to fully clean the roof.
We use access towers and long reach poles, so that nobody needs to walk on your roof.
The Soft Washing method.
Unlike pressure washing a roof, the soft wash process is more gentle and less risky.
The roof tiles are scraped with specialist scrapers and brushes to remove as much moss and other organic matter as possible. Once this has been done a HSE-approved biocide is applied to the roof using a high reach pole and a pump. The biocide starts working straight away to kill off any organic matter, such as moss, algae, white lichen, black lichen (black spot), fungi and other biofilm. The biocide continues working over time to kill any organic growth but the results can take a few weeks to become evident, as the dead organic matter is washed and blown off the roof by the weather. Full cleaning can take a few months to a year, depending on the level of contamination.
The gutters are cleared out and the debris removed when scraping is cleared up and bagged for disposal.
The biocide used to treat your roof is HSE approved and safe for humans and pets once it dries.
The Pressure Washing method.
Unlike the soft washing method, (low) pressure washing a roof gives instant results because it removes most of the dirt and biofilm on the day. It can be more risky than the scraping method because of the high pressure water used when cleaning. It is not advisable to pressure wash a roof that is in poor condition or delicate.
The roof is cleaned using a pressure washer but the pressure is turned right down to reduce the chance of damaging the roof. Generally, a high reach pole is used from a scaffold tower, which means we won't damage your roof by walking on it.
Pressure washing your roof gets the tiles cleaned on the day, giving instant results. There may still be signs of stubborn lichen or other organic matter on the tiles but the roof is then treated with a HSE approved biocide to kill off the remaining organic matter over time.
If your roof is sound, well-fitted and structurally sound then pressure washing may be a good option for you if you want instant results.

How to estimate the cost of cleaning your roof.
To provide you with a fixed quotation we will need to measure your roof ourselves and assess the access, but estimating the cost is easily done by pacing out or measuring the area you would like cleaned. For most people, one metre is a large stride.
Multiply the length by the width for the number of square metres x the cost per square metre for cleaning.
For reference; an average 3-bed semi-detached house roof is around 70m2, an average mid-terrace house roof is around 55m2, an average bungalow or 4-bed detached house is around 100m2.
